DLP Real Estate Capital is a world-class leader in the residential real estate sectors of asset management, investment management, property management, lending, construction, home building, and brokerage. We are the nation’s leading multi-family community asset manager with offices and assets under management across ten states, including owning more than 10,000 units in more than 40 multifamily rental communities. Typically, we look for 200+ units with a value-add upside.
At DLP, we acquire rental communities that we believe can create value for the residents, for the community, and for our investors. We acquire assets from Class A to Class C. All vintages, from heavily vacant to stable. From $30,000 plus per door in renovations to light value add. We acquire multifamily, single family detached, and attached communities. The key for us is the ability to create value for all of our stakeholders.
HOW WE ADD VALUE
At DLP, we maximize cash flow and value through strong screening and leasing activities, driving up revenue and minimizing turnover. In addition, we control expenses through strong renewal efforts, vendor negotiation, and an overall asset management focus. We have extensive experience in asset turnarounds, overseeing and solving comprehensive delinquency issues, redevelopment projects, and driving down turnover, while simultaneously driving up occupancy and per unit rent. We manage from an owner’s mindset and currently invest as an owner in every community we manage.
We add tremendous value to communities in a variety of ways. We focus on delivering WOW to our residents and creating a community that they would never want to leave. We incentivize residents to stay longer by providing them with top-notch services and amenities through our Elite Resident Program. We also incentivize our onsite team to have a “founder’s mindset” to think and behave like owners. Living at a Dream, Live, or a Prosper community is a wonderful experience, different then living anywhere else. It is the DLP experience that allows us to create value at our communities; a value that becomes very attractive to sellers of multifamily residential communities.
HOW WE STRUCTURE OUR ACQUISITIONS
At DLP, we specialize in acquiring portfolios that include the management company. We love creating significantly more value to operators by not only acquiring an entire portfolio, but also acquiring the team that manages the portfolio, and in turn allowing operators to truly exit, extract the most value, and also put their team/employees in a position to succeed and grow as apart of the 400+ person DLP team. Our proven playbook of consistently improving management execution, top grading, training, and elevating onsite employees speaks for itself, all while delivering WOW experiences to our residents. We address deferred maintenance, improve amenities, and increase revenue with a focus on other income, all while holding accountable every dollar spent.
We often structure these acquisitions as M&A transactions, acquiring the entities and potentially assuming the debt, as well. We also acquire communities as “one off” acquisitions as well in traditional real estate acquisitions structures.
