Reports To: SVP of Revenue Acceleration

Compensation: $14-16/hr + Commission (commensurate on experience)

Summary: DLP is looking for a ROCKSTAR leasing professional to market to and manage the correspondence from all prospective residents, consultatively selling the best features of our apartment community so that it stands out from the rest, and effectively manage the lead process. We provide an amazing lifestyle for our residents, and want to bring in a new team member who can generate interest, close a lease, and make sure our current resident base is well taken care of. You will need to be organized with excellent communication and problem solving skills, and a passion for sales, marketing and to work with people.

Successful candidates in this position have a background in hospitality, sales, customer service, retail and/or real estate, and those with property management experience of at least one year is preferred.

What you are great at

  • As a member of the Centralized Leasing Team, this role will be imperative to implement sales and marketing initiatives to stabilize occupancy for primarily underperforming communities, as well as for the portfolio as a whole. As a pioneer of this department, the ability to IDS and contribute ways to streamline processes/workflow to create efficiencies on remote and onsite leasing will be a continued focus.
  • This team member will qualify, document prospective residents needs, lease vacant apartments, implement move-ins while making the best business decisions (Length of lease; ERP sales; Length of Vacancy to Move-In; Consult on Incentives + Business Development).
  • Delivering WOW: This role will identify the needs of clients, while assisting virtually and providing a solution that not only coincides with the goals of the community but essential to the retention of each community. Heavy focus on “saves, apps sent/received, virtual touring, appointment set up, and a smooth hand off for move-in
  • Responsible for the leasing activity remotely through lead generation, lead follow-up, virtual outreach, marketing, social media, and providing stellar prospect and resident service primarily via phone, email and text, as well as special projects led by the PM Marketing Team (example: national open houses, resident video content, etc)
  • Convert prospective leads to tours by using DLP tools and systems, and become confident and comfortable in touring apartment homes virtually and with DLP policies
  • Aggressively turn leasing showings into leases and assist prospects with applying for apartment homes
  • Knowledgeable and proficient in drafting leases and addendums
  • Daily role plays to improve skills, master scripts and presentation. Presenting programs to all prospects. Role play to overcome objections.
  • Work closely, communicate, and respect clients, vendors, prospects and team members at the communities
  • Sell the Elite Preferred Resident Program to 60% of new residents
  • Create a relationship with major employers, universities/colleges, businesses, military, and other opportunities to cross-promote through virtual marketing & social media
  • Create resident programs to enhance the experience of living at all communities
  • Consistent communication with community managers, Director, and SVP, to provide the sales/leasing support needed at each community remotely
  • Create virtual relationships with active & past residents to ensure repeat & referral business
  • Business Development + Outreach Marketing Opportunities weekly
  • Online Marketing for Lead generation including ROOOF daily
  • Resident Retention Check-ins weekly, and within 24 hrs of new move-in
  • Create business by posting ads on Craigslist and other social media, prospecting DLP leads weekly and cross promoting with area businesses for networking opportunities on social media
  • Create urgency & excitement with prospects for leasing opportunities
  • Follow up on DLP generated leads, manage all leads through the guest card process, and communicate with them weekly
  • Maintain and update Appfolio at all times
  • Maintain goals, expectations and time management structure

  • Blend well into the leasing/sales process so a prospect believes s/he is working directly with local communities specialist, able to answer & address all of their needs
