Summary: Our growing and dynamic organization is seeking an energetic, proven leader to step into the role of General Manager, leading a successful group of associates and our beautiful Orange Beach apartment community. The ideal candidate will treat this community as an owner would, by developing and maintaining a positive Resident (customer) and employee experience. This role involves the oversight of helping new residents find their new home in our community while also retaining the existing resident base. Ensuring that rent revenue is collected in a timely manner, while also having ownership accountability of all community functions such as, but not limited to, service and maintenance repairs, leasing, marketing, community inspections, submission of accounts payable and everything else that goes into running a successful apartment community is necessary. Success in this critical leadership role requires that you be organized with excellent communication and problem solving skills.

You will be responsible for your community achieving a community budget through driving financial property performance and a team mentality. You will communicate directly with the senior executive team and your direct supervisor on all aspects of property operations. This position requires a strong background in Real Estate, Property Management or Hospitality Management and at least five plus years of proven, documented leadership experience and performance success.   • Understanding of financial statements and driving revenue while managing an expense budget s is required
  • Ideal candidate will have a strong background in Property Management/ Multifamily
  • Candidate must have a customer service and servant leadership mentality
  • 3+ years experience is required in a hospitality, retail or multifamily role
  • Solid analytical and sales negotiation/influence skills desirable
  • Process development experience
  • G-suite experience a plus
  • Appfolio experience is a plus*

What you are great at

  • Running an apartment community of rental homes! Taking care of resident and other customer needs, managing a financial statement with expenses and budgets, driving leasing and sales activity including lead follow-up and leasing tours, income and rent collection, comfortability and familiarity working in property management software programs, mentoring onsite team members, vendor relations, and making sure the overall operation runs seamlessly.
  • Oversee lease-up of apartment community including executing on marketing plan, physically leasing apartments, lead management, retention activities, lease management and performing marketing outreach and tracking to ensure apartment homes look great and are ready for immediate move-in.
  • Provide day-to-day leadership and operations management of a dedicated team while emphasizing the importance of the customer experience and the positive response to customer/resident concerns.
  • Oversee capital and renovation activities on site in partnership with a construction management team and your direct supervisor.
  • Providing ideas, speaking up, participating, and using company tools and producing performance results.
  • Develop and maintain an exemplary resident experience through thoughtful and deliberate resident touch points, resident activities and knowing residents by name.
  • Timely collection of rents and aggressive pursuit of delinquencies
  • Maintain ethical, professional, and courteous relations with residents, teammates, and contractors
  • Perform as a team leader, and be available to act as a mentor and coach to other associates within the DLP organization
  • Be a key contributor to the attainment of all management company goals
  • Carry out other duties as assigned by your direct supervisor and the executive leadership team*
