DLP Real Estate Management- Provides world-class property, asset, and construction management of multi-family communities, in addition to single-family homes and select commercial assets. Summary: We are seeking an experienced multifamily operator as a Director of Operations (DO) will oversee multiple apartment communities throughout a designated region. This dynamic individual is responsible for maximizing the overall operating performance and effectiveness of each community within their portfolio. Ensuring the growth and success of the communities requires that the DO provide effective, competent and consistent leadership, and accountability. You will lead your teams in developing and maintaining positive resident (customer) and team member experiences through following the DLP Values and Mission statement.

Business that you will be responsible for include:

Overseeing the renting apartments and collecting rents, overseeing all property functions such as, but not limited to, maintenance, leasing, marketing, property and apartment inspections, accounts payable. and everything else that goes into running a successful apartment community. You will need to be organized with excellent communication and problem-solving skills. This position requires the right candidate to be completely responsible for their properties meeting budget, have a strong grasp of the drivers of financial property performance, and communicate directly with senior executive leadership on all aspects of property operations. This position requires a strong background in Real Estate or Property Management with documentable success and growth experience. What you have already accomplished:

  • Proven ability to drive positive results while representing and promoting core values
  • Excellent verbal and written communication skills
  • 5+ years experience in managing multiple direct reports in remote locations
  • A strong background in multiple years of multifamily property management is required
  • Solid analytical skills and working with income statements and financial statements
  • Proven examples of change leadership and responsibility for on-site project management
  • Oversight of more than 2,500 apartment/rental homes
  • A sense of empowerment, accountability and success at achieving goals, driving performance and developing team members
  • Appfolio, G-suite, and Microsoft Office experience is a plus

  • Successfully driving a portfolio of apartment communities to excel at maximum performance levels through the identification and hiring of strong talent, collaboration with support departments
  • Empowering on-site team leaders while providing guidance and leadership, delegating priorities and tasks, offering clear, consistent goals and expectations, and performing follow-up on results.
  • Understanding the needs of the customer and executing on a level of customer experience that exceeds competitors. Develop and maintain exemplary resident experiences and work with the community team to promote a sense of belonging and community for all residents
  • Taking care of resident and prospect needs, managing the P&L expenses and budgets, leasing activity, revenue generation and collection, working in property management software programs, mentoring and developing superstar onsite team members, vendor relations, and making sure the overall operation runs seamlessly.
  • Solution oriented problem solving, personal accountability, and a glass half full mentality
  • Achieving and surpassing physical and economic occupancy goals. Oversight of leasing, marketing, and sales activities including execution of a marketing plan, leasing and sales follow up, apartment and property tours, performing marketing outreach, and driving resident retention on each community.
  • Solution oriented decision making, plan execution, and follow up
  • Active listening and a willingness to learn, take a novel or new approach to old processes and problems
  • Demonstrate GRIT, perseverance, and a drive to complete the Twenty Mile March
  • Provide day-to-day operations management of the asset portfolio while maintaining a forward looking and strategic focus ninety days out.
  • Assisting with and providing coaching and guidance on achieving and maintaining occupancy levels in accordance with the business plan of each community.
  • Leading by example through actions rather than simply words.
  • Building an effective and collaborative team with friendly competition, recognition of a job well done, personal development, team training, and personal accountability.
  • Oversee capital and renovation activities on sites, identify needs and solutions
  • Identification, development, and communication of an outlined plan to improve performance; Execution of the defined plan
  • Forecasting revenue and performance of individual assets ninety days forward
  • Repositioning an asset; renovation or value add
  • Motivating the team, participating in company events, fun competition, and and ever changing market segment and industry
  • Assisting team members in developing their own strengths and career growth
  • Prioritization of task, flexibility and adaptability within the work environment
  • Willingness to make the tough personnel decisions when warranted
  • Timely collection of rents and aggressive pursuit of delinquencies
  • Maintaining ethical, professional, and courteous relations with residents, teammates, and contractors
  • Perform as a team leader, partner, mentor, and coach as it relates to the company, communities, teams, and role
  • Regularly walk apartment communities in entirety, both interiors and exteriors as needed to monitor performance, identify needs, and/or complete acquisition due diligence
  • Build and complete annual budgets, proformas, business plans, sales and marketing plans, comparable market studies, variance reports, and forecasting
  • Ensuring compliance with company policy, procedures, and processes
  • Completion of administration activities related to the physical operation of the properties
  • Hire, build, develop and support strong and experienced top performers that become a top performing team while working for a common goal
  • Make key contributions to the attainment of all management company and parent company goals
  • Travel up to 50%-75% of the time as dictated by the needs of your Vice President of Property Management and President of Real Estate Management
