Summary : We are looking for a motivated self starter to join our world class real estate operations team as vacation property manager. In this role you will oversee day to day operations of a growing portfolio of vacation, retail, office and residential real estate in the St Augustine area. This is a new position for us as recent growth of the portfolio has necessitated hiring an experienced manager to maximize performance. You must have strong organization skills, attention to detail, an entrepreneurial attitude, leasing and sales skills, and the ability to work independently while delivering results. What you have already achieved:

  • 3-5 years experience in real estate, property management, or related field
  • Experience in the vacation space preferred
  • Experience with commercial real estate preferred
  • Solid organizational skills
  • Ability to work independently
  • Must represent & promote our core values
  • Excellent verbal and written communication skills
  • Lease-up sales/marketing focus is preferred
  • Must be able to sell value over price
  • Strong budgeting and expense management skills

What you are great at:

  • Manage St Augustine Rental Portfolio consisting of vacation, retail, office, and residential
  • Manage 6 Meridian Home Dr Palm Coast
  • Asset Manage SeaPalms and SeaGate St Simons properties, and 14 & 16 church st asheville, as well as Amelia Island Condo
  • Monitor leasing and rates for all vacation properties
  • Lease vacancies throughout St augustine portfolio including overseeing all marketing, traffic, and interest
  • Review rent collection
  • Review, create, distribute, negotiate renewals
  • Follow up on maintenance issues
  • Create and review operating expense budgets (annually)
  • Create lease schedules
  • Coordinate move in/ move out
  • Update and plan for special projects / Fit out
  • Monitor projects, construction coordination
  • Review, create and submit plans for any commercial tenants as needed
  • Visit each property minimum of quarterly
  • Negotiate and renegotiate contracts for 3rd party services
  • Complete Variance report each month
