Founder and CEO
Don is the CEO & Founder of DLP Real Estate Capital, a family of companies that includes: DLP Capital Partners, Direct Lending Partners, DLP Realty, DLP Real Estate Management, DLP Interactive Media, and Alliance Property Transfer. Don is highly experienced in all facets of housing as well as his ability to scale companies through utilization of the DLP Elite Operating System, for which the company has been ranked in the Inc. 5000 fastest growing companies in the US for 6 consecutive years. Since DLP’s founding in 2007, Don and DLP have closed more than 10,000 real estate transactions totaling more than $1.2 billion. Don has built a successful track record of generating profits in all market conditions and cycles. Additionally, he is ranked by The Wall Street Journal as one of the Top 15 Real Estate professionals in the country, including #1 in all of PA and NJ for the past 5 years in a row. With over $625 million in assets under management, DLP’s portfolio includes more than 9,000 apartments and homes located primarily throughout the southeast and northeast areas of the country, as well as a portfolio of real estate loans originated to active real estate investors. Don studied Finance and Marketing at Drexel University. Don, his wife, and their two young sons, reside in St. Augustine, FL near DLP’s Southern Headquarters and have a second home in the Lehigh Valley, PA, close to the DLP Northern Headquarters in Bethlehem. Don is active in his local church, is passionate about fitness and health, and reads several books each week. He spends most of his free time with his family enjoying many outdoor activities and discovering new places.
With his national business background and leadership roles, Robert is able to use his vast experience to help integrate and grow DLP to even higher achievement levels. He relentlessly practices the philosophy of constant and never-ending improvement, which continues to help him develop new techniques for leading and motivating an organization. Robert earned a Bachelor of Science degree in Business Management from DePaul University.
President of DLP Real Estate Management
Jason possesses nearly 20 years of experience in asset management and general operations oversight. Most recently, he served as DLP’s first-ever President of DLP Real Estate Management, leading a period of explosive growth and expansion from a small regional footprint to a portfolio of over 9,000 units in 10 states. Jason earned his Master of Business Administration degree from the Fox School of Business at Temple University with a concentration in Marketing Management. He enjoys playing sports and spending time with his wife Nicole and two children, Ava and Eric.
Robert has 35 years experience in the commercial, retail and multi-family residential real estate industry as an accounting and finance professional with extensive asset management experience. Robert served for 10 years as the Vice President of Finance and Information Technologies at the Buckeye Companies, the largest full service commercial office building owner, contractor, property management, brokerage and automobile parking group of companies in Beverly Hills, California. He was the Treasurer and Chief Financial Officer for Malibu Bay Company, the largest commercial land owner and retail developer in Malibu, where he also served as the Director of Leasing for 10 years. He has had additional experience with high-end multi-family residential properties and condominium conversion projects. Robert spent 12 years as the General Manager and Chief Financial Officer of Citinational-Buckeye Building Company where he planned and directed the abatement, retro-fit, reconstruction and was successful in achieving the 100% lease-up of a major 25 story high-rise office building in downtown Los Angeles. Robert has a Bachelor of Science degree in Accounting and was named 2017 CFO of the Year by Lehigh Valley Business.
Chief Experience Officer
Patrick brings nearly 20 years of expertise in customer experience and marketing and is a best-selling author on the subject. He started and grew an internet marketing franchise to be #1 in sales in the United States before he sold it. Patrick went on to work as VP of Marketing with an 8-figure real estate firm. During his five-year tenure, the firm more than tripled its annual revenue and became #1 in its competitive niche market. As Managing Director and Partner of an Atlanta-based marketing agency, he and his team created numerous customer experience and marketing campaigns. This included everything from putting small businesses on the map to creating a marketing strategy for a two-billion-dollar company and running campaigns for programs at Fortune 500 companies. Patrick is a graduate of Georgia Tech in Atlanta, GA with a Bachelor of Science in Management, with coursework focused in Marketing and Entrepreneurship. He completed additional coursework with UCLA Extension and Worcester College at the University of Oxford, United Kingdom. He loves delivering amazing experiences, staying fit, making a difference in the lives of others and creating adventures with his wife and their two sports-loving boys.
Chief Technology Officer
Bill earned his Bachelor’s Degree in Mathematics from the University of Waterloo in Canada, and later went on to earn his Masters in Computer Science from the University of Delaware. He is passionate about bridging the gap between technology and lines of business by ensuring that technology enables them to meet their goals, without being intrusive. Bill enjoys working closely with business leaders to understand their problems and craft solutions that exceed their expectations. His greatest professional accomplishment was co-founding MindBox, a software and services company that delivered innovative solutions to mortgage lenders and servicers. When he’s not providing technology solutions, Bill spends his time traveling or golfing.
VP of Marketing
Kevin earned his Bachelor’s degree in International Marketing from American University in Washington D.C. Spanning nearly two decades, Kevin has spent his career leading marketing teams for growth-stage brands, as well as agency clients. With experience extending across technology, finance, entertainment, CPG and beyond, he’s spent the past 10 years of his career focusing on the real estate industry. Most recently, Kevin was the VP of Marketing at real estate crowdfunding marketplace, Patch of Land, where he helped the company grow its originations to a billion-dollar business, while providing double-digit returns to thousands of investors. As DLP Real Estate Capital’s VP of Marketing, Kevin helps define the marketing strategy in an effort to efficiently and effectively support the growth of each business unit.
Originally from Upstate New York, he attributes his open-minded approach of marketing strategies to his overseas experience in Tokyo as an adolescent. Kevin is a new resident of Denver, having recently relocated from Los Angeles. He enjoys exploring all that life has to offer with his wife and two young daughters.
Senior Vice President/Chief Legal Counsel
Barry brings a wealth of knowledge and expertise to DLP Capital Partners. Barry received his B.A. degree in Letters, Arts and Sciences from Pennsylvania State University and his J.D. Degree from The Dickinson School of Law of the Pennsylvania State University in 2001. Barry is admitted to practice in the Commonwealth of Pennsylvania, the United States District Court for the Eastern District of Pennsylvania and the Third Circuit Court of Appeals. He is a member of the Bucks County Bar Association. Barry has extensive experience in real estate and previously spent 8 years as in-house counsel for a very large regional real estate brokerage. His areas of practice include residential and commercial real estate, landlord representation, litigation, land acquisitions/development/zoning matters, construction and contractor matters, business formations and general business issues. Barry also serves as an expert witness on issues relating to the standard of care of real estate brokers in real estate transactions.
President of Lending
Nate Trunfio has spent his entire career in the lending industry where he’s had experience as a director of operations, top sales producer, sales manager and trainer, credit officer, and is now the President of DLP Direct Lending Partners, a lender offering real estate investment bridge loans in 30 states across the U.S. After graduating with a double major in Business Management and Marketing from Eastern University in 2009, where he was a 4-year letter-winner in lacrosse, Nate joined New Penn Financial. He quickly became a top producer and was promoted to sales manager at the age of 24. From there, he became a director for an alternative business lender, where he doubled the size of the sales team, transitioned the company from paper-based to cloud-based, and helped position them as one of the fastest growing companies in the U.S. In 2017, Nate joined DLP Direct Lending Partners and has helped the company reach exponential growth. His clients include former professional athletes, stock brokers and Fortune 500 executives. Nate and his wife live in the Philadelphia area, where he enjoys being active and playing sports, both competitively and recreationally.
Senior VP of Construction
Larry has 40 years experience in the construction industry including new construction, developmental, commercial, and home renovations. Larry owned and operated multiple construction companies prior to joining DLP Builders, and has built over 2,000 homes ground up and completed more than $200 million in residential and commercial construction. Larry has studied business and has a Business Administration degree and also is a recipient of the Who’s Who Award for Building & Design. He is married to Jennifer and has five boys.
VP of Business Development
Brion is the Vice President of Business Development for DLP Interactive Media. He has years of experience in media planning and sales, and is impassioned to provide his clients with sound, unbiased marketing and advertising strategy. Brion leverages local and national celebrity endorsements to give clients instant credibility with their customers through Radio and TV commercials, Outdoor, Direct Mail, Digital, Mobile, and Print advertising. Brion grew up in Center Valley, and received his Bachelor’s degree from Northland International University in education. He is passionate about serving with his church community in South Side Bethlehem, playing golf whenever and wherever possible, and riding motorcycles a bit faster than he should. Brion lives in Northampton with his better half, Carrie, and their two children Reagan and Lincoln.
VP of Realty
Jonathan has been selling real estate in the Lehigh Valley for over 10 years with 500 plus home sales. Over the years, he has assisted families buy homes, sell homes, and assist investors with acquiring investment assets. He is a certified negotiation expert in the fields of residential sales, investment properties, multi family and land acquisitions. He has a unique skill set in video marketing and social media production. He is currently using his successful background to assist and recruit other top sales professionals to lead in the core mission and values DLP Realty has established. Jonathan is passionate about providing as much value as possible.
VP of Leasing, Marketing and Revenue
Amy Barricelli strives to create “raving Residents” and works hard to discover new marketing techniques and software to lease apartments and create great living spaces for her residents. Her passion for marketing and learning has helped her excel in her field as an expert in the convergence of marketing and revenue in multifamily properties. 10 years from now, Amy sees herself being a multifamily industry leader and speaking professionally while continuing to build and expand on DLP Property Management’s goals.
Amy holds a BA from Saint Joseph’s University and a master’s degree from Oxford University and Villanova University. In her free time, Amy enjoys hosting her friends and family at her home, spending time with her husband and four dogs, and supporting her local animal shelters.
Matthew John is goal driven in both his professional and personal life. He finds it extremely important to not only visualize his goals but to document them as well, and with daily steps, he is able to accomplish his goals. “(I’m) always willing to out-work, and out-hustle the competition,” Matthew says. It’s no surprise that his favorite parts of his job are the daily new tasks and new issues that demand new problem-solving techniques and new ways of thinking.
Matthew attended West Chester University and was a dual major in Accounting and Finance. In his free time, he enjoys spending time with his wife, four daughters and his son.
